The Ontario New Home Warranties Plan Act outlines the warranty coverage that builders are required to provide to their customers. The aggregate maximum warranty coverage for new homes and condominium units is $300,000. The maximum coverage for condominium common elements is $50,000 times the number of units, to a maximum of $2.5 million.
Coverage under the Act includes deposit protection, protection against defects in work and materials, protection against unauthorized substitutions, and protection against delayed closings or delayed occupancies without proper notice. For condominiums, warranty coverage also includes common/shared areas of the building.
Most issues related to the Statutory Warranty are resolved between builders and owners without the intervention of Tarion. When necessary, Tarion will help homeowners and builders interpret the limits of the Act, and will intercede to protect consumers when builders fail to honour warranty obligations. |

Presented by the Mayor on November 23, 2006, other winners also include Times Galleria Master Plan, Valloncliffe Estates, and Markhaven Home for Seniors. The Buildings of Significance Award was presented to Angus Glen Community Centre & Library, the Open Space Award was presented to Unionville Millennium Square and Bandstand, and the Design Leadership and Innovation Award was presented to Hydro One Site Remediation, Landscaping and Pathways. At the beginning of Fall this year, we put out a challenge to you for a sub-Cornell identity as the new Mattamy/Ballantry phase of Cornell was not given a moniker for us to use. We are still collecting suggestions and have received one so far! Submitted by Richard Blais, we have "Upper Village" as a potential and unofficial reference to this Cornell neighbourhood. Are there any more out there? Please email us with your suggestions and we will poll them here!

We can't help it. It's time to define the inner boundaries of Cornell once and for all. From our basic understanding, once complete, Cornell will consist of eleven neighbourhoods. Do you know them? Do you know where the existing ones are? Here we go!

: the original part of Cornell with homes by Ballantry, Law, and Mattamy. It is situated from Riverlands to White's Hill, east of 9th Line to Bur Oak and defined by the original Cornell logo (which also encompasses all of Cornell).

: the second neighbourhood and currently under construction with homes by Aspen Ridge and Beaverbrook. This is the area north of 16th Avenue and south of Bur Oak and boasts its own Upper Cornell logo.

: the fourth neighbourhood (yes, the fourth, we'll get to the third in just a minute) and currently under construction with homes by CountryWide, Greenpark, and HR Development. This is the area south of Avenue 7, north of ETR 407, and east of 9th Line. It also boasts its own logo.

: the latest neighbourhood and currently under construction with homes by Forest Hill and Madison, aka Cornell Rouge Development Corp. This is the area east of Markham Bypass and south of 16th Avenue. So far, the Cornell Rouge logo is the only logo that has branched off completely from the main Cornell banner.
: still in the planning stages with the Town of Markham, this is the area north of Avenue 7, south of Church Street (the main landmark is Markham Stouffville Hospital), and stretches from 9th Line to Reesor Road. This area will be more like a 'downtown' Cornell and a business district.
Sounds about right... except where does Bur Oak fit in and the third neighbourhood too, the new phase of Mattamy and Ballantry homes? This is where we're thrown for a LOOP and has caused much confusion and debate amongst us Cornellians. Aspen Ridge's Bur Oak Avenue is not exactly one of the neighbourhoods – it is the main artery for transportation through Cornell as well as a boundary between current and future Cornell neighbourhoods. And the new phase of Mattamy and Ballantry homes that stretches from 9th Line to Markham Bypass, north of White's Hill and south of 16th Avenue? Apparently that's just plain old, well... Cornell! Now wait a minute – wha-at? Yes, that's right – according to Mattamy's Customer Care Manager, Denny Culbert, this particular neighbourhood wasn't christened with a marketing moniker, at least not like the others that we have all become so fond of using. Hmmm, astounding isn't it and considering the chatter that surrounds this?!
Let's make it fun! We would like to see this 'new Mattamy/Ballantry phase' with its own sub-Cornell identity, but does it have enough character to earn itself its own name? You be the judge – that's the challenge for you today! Any ideas? Let us know and email us!
